Welcome Back, Winter Visitors: Getting Your East Valley Home Ready for the Season

Oct 26, 2026Seasonal Cleaning Guides

Welcome back. If you spend your winters in Mesa, Sun Lakes or Gold Canyon, your home has been sitting through five or six months of triple-digit heat and a full monsoon season while you were gone. Even with every window locked, that summer leaves its mark.

The good news: most of it comes off in one or two visits. Here is what to check when you open the house back up, and the order that saves you time and money.

What the summer left behind

  • A dust film on every window. Monsoon storms push fine dust across the Valley from June into September. It dries onto glass, screens and tracks, and it does not rinse off with a hose.
  • Hard water spots. If your landscaper or HOA ran sprinklers near the house, overspray dries in the heat and leaves white mineral spots on the lower panes.
  • Dusty solar panels. Panels went all summer without a real cleaning. Monsoon rain tends to turn dust into muddy streaks instead of washing it away.
  • Stale carpet. A closed-up house traps dust and odor in carpet and upholstery, even when nobody walked on it.
  • Dull grout. Dust settles into grout lines and darkens them, especially in entries and kitchens.

The right order

Clean from the outside in and the top down. That way nothing you just cleaned gets dirty again.

  1. Windows and screens first. Clean glass lets in light and makes every room feel fresh. It also stops dust on the sills and tracks from blowing back inside when you open up the house.
  2. Solar panels next, if you have them. Winter days are shorter, so you want every bit of production you can get. A clean array also starts the spring strong, when production is at its best.
  3. Carpet, rugs and furniture last. Indoor work comes after the outside work so nothing gets tracked back onto fresh carpet. Our carpet usually dries in 2 to 4 hours, so you can be back on it the same day.

Book early, the season fills fast

October and November are when winter visitors return and holiday guests start arriving. Schedules fill quickly across the East Valley. If you know your arrival date, call us a few weeks ahead and we will get you on the calendar.

A simple plan many of our returning customers use:

  • Week 1 home: windows inside and out, screens and tracks
  • Week 2: solar panels and carpet, once you have unpacked and moved furniture back
  • Before you head north in spring: a second window cleaning to clear winter dust and pollen

Save with a plan

If you live here half the year, a recurring schedule takes one more thing off your list. Window cleaning plans save 5% every 6 months or 10% quarterly. Solar AutoClean saves 10% every 6 months or 15% quarterly. See our pricing for current rates.

Winter visitor FAQs

How soon after I arrive should I book window cleaning?

As soon as you know your dates. October and November fill quickly, so booking a few weeks ahead gets you a better choice of days.

Can I just hose off my windows and solar panels myself?

A hose moves loose dust, but East Valley tap water is very hard. It dries in spots and leaves a mineral film on glass and panels that can look worse than the dust.

How long does carpet take to dry after cleaning?

Usually 2 to 4 hours. Run the AC or a ceiling fan and it dries on the faster end.

Do you use subcontractors?

No. Every ClearCo technician is a trained employee, and we are fully insured and Rosie Certified.
